Community Update – Sep. 2025

Dear Residents,
We’re pleased to provide the November 2025 community update. There are many projects underway with more to come throughout the winter and into spring 2026. We appreciate everyone’s continued cooperation and support as we work to improve our community and address a number of ongoing issues.
Michelle Crescent Stair Replacement Project
The stairway replacement is now well underway and is on track to be completed before Christmas — possibly even by the end of November, depending on custom manufacturing timelines. All footing holes have been located, excavated, and poured with concrete. Once fabrication is complete, installation will begin. We are excited to complete this project and restore safe and lasting pedestrian access between Michelle Crescent and Tomat Avenue.
Garbage Pick-Up & Bear Safety
We have received multiple reports of residents leaving garbage out the night before pickup or failing to bring it in when Waste Connections misses collection due to driver delays, illness, or mechanical issues. This has led to bears and cubs accessing garbage, which is extremely dangerous for both residents and wildlife.
If bears become conditioned to human garbage and lose their fear of humans, conservation officers may be forced to destroy them.
To avoid this outcome:
- Do not place garbage out the night before pickup.
- Immediately remove garbage if it is not collected that day.
- Report bear sightings (in person or via security camera) to the RAPP line at 1-877-952-7277, so conservation can track activity.
- Report violators — conservation officers may issue warnings or fines.
We all play a role in protecting wildlife and public safety.
Illegal Suites & Short-Term Rentals
We are aware that several unlicensed short-term rentals (STRs) are operating within the community. These are placing added strain on parking and compliance.
Please be advised:
- STRs are only permitted in specific developments (e.g. Copper Sky, Shelter Bay) where zoning allows.
- Outside of these, minimum 30-day rental terms are required under WFN law.
- All guests of approved STRs must park on the host’s lot, not the street or road right-of-way.
- Bed and Breakfasts (B&Bs) are only allowed in Single Family Low Density zones.

Fire Hazard Mitigation
We’ve made excellent progress in 2025 removing hazardous trees throughout the community. Looking ahead:
- Lakeridge Park Residential Corp. is planning further fuel and brush mitigation in the backlands behind the development in December 2025 or early 2026.
- Work will be conducted in partnership with Ntityix Resources LP, WFN, and provincial fire authorities.
Some areas behind homes are not Lakeridge Park-managed land, so Ntityix Resources will consult with WFN for coordination. This work is essential to reduce wildfire risk.
Streetlight Maintenance – Bayview Court
All light heads and photocells on Bayview Court have been successfully replaced with LED lights. We will continue this initiative across other areas as existing sodium bulb fixtures begin to fail.
Irrigation System Repairs
All irrigation systems in common areas have been fully repaired and extended where necessary. The system will be blown out in the coming days and reactivated in spring 2026.
