Community Update – Nov 2025
November 5, 2025
Dear Residents,
Happy Holidays!
We wish you and your families all the very best this holiday season. This will be the final community update for 2025, with regular updates resuming in February 2026.
Please note that the Ntityix offices will be closed from December 23rd, 2025, to January 1st, 2026, and will reopen on January 2nd, 2026.
Michelle Crescent Stair Replacement Project
The Michelle Crescent to Tomat Avenue Stair Project is now complete!
This was a large and complex project due to underlying infrastructure challenges, but we’re thrilled to announce that the new stairs are now open and accessible for safe use.
Fire Mitigation
As mentioned in previous updates, Ntityix Resources will be conducting fire mitigation work in the back areas of Lakeridge Park. The West Kelowna Fire Department will be notified and involved in this initiative. This work is expected to begin in early January 2026.
Community Safety and Security
It has come to our attention that there have been instances of harassment, intimidation, and threatening behavior directed toward our security vendor’s staff. This behavior is unacceptable. If it continues, security personnel have been instructed to contact the RCMP immediately.
We also ask all residents to do their part in keeping Lakeridge Park safe. If you see or witness transients, suspicious individuals, theft, or property damage, please call the RCMP and file a report. Each report helps inform the local detachment of what is occurring within the community and allows them to allocate additional policing resources where they are most needed.
Short-Term Rentals
We have become aware that several short-term rental operations are active within Lakeridge Park. Please note that stand-alone short-term rentals are not permitted in Lakeridge Park, as the development is not zoned for this activity.
This will be an enforcement focus for 2026.
Please be advised:
- STRs are only permitted in developments where zoning allows (e.g., Copper Sky, Shelter Bay).
- Outside of these, minimum 30-day rental terms are required under WFN law.
- All guests must park on the host’s lot, not on the road or right-of-way.
- Bed & Breakfasts (B&Bs) are only permitted in Single-Family Low Density zones.
- WFN Business Licenses are required and must be on the modernized lease.
For more details on permitted uses, please refer to the WFN Land Use Law – Schedule B.
Parking
We are pleased to see improvements in parking compliance, with fewer vehicles left on roads and overall safety improving. Enforcement will continue into 2026.
As the holiday season brings more visitors, please ensure that driveways and parking pads are fully utilized wherever possible. With winter weather upon us, snowplows require full access to all roads and rights-of-way to maintain clear and safe passage. Vehicles impeding plowing operations may be towed at the owner’s expense.
Annual Service Fee Notices
All Annual Service Fee (ASF) notices have now been issued. Those with email addresses on file will have received them both by mail and email.
Payment Options:
- E-Transfer: Send to officeadmin@ntityix.com — please include your Lot #, civic address, and invoice number in the message field.
- In Person: Debit, exact cash, or credit card (+2.4% credit card processing fee)
- By Mail: Cheque payable to Lakeridge Park Residential Corporation
Looking Ahead
We remain committed to restoring and maintaining Lakeridge Park to a high, sustainable standard. Future capital projects will be planned and prioritized as resources allow, and your ongoing feedback and cooperation remain essential.
Thank you for helping build a safer, cleaner, and well-cared-for community.
Sincerely,
Lakeridge Park Residential Corp., the general partner of WFN Development Limited Partnership
