Community Update – Feb 2026

Dear Residents,
As warm spring weather settles into our community, we have been enjoying longer days, blooming gardens and more time spent outdoors. Moving into the season ahead, we’d like to share a few ongoing initiatives, along with important updates and upcoming projects within Lakeridge Park.
Derrickson Park
Planned improvements for Derrickson Park have been completed and we hope you enjoy the changes made with the focus on safety, accessibility, and beautification. The irrigation will be turned on and the area will be seeded with a clover grass mix to mitigate weed growth, aesthetics and water conservation.
Fire Mitigation Update
Fuel mitigation work in the back area of Lakeridge Park has been successfully completed, and a very important step toward a safer fire season. We will be looking to finish up some burning in the winter of 2026/2027 above Bayview Court and Campbell Road, and below Abel Street.
Invasive Species of Trees
Siberian Elm (Ulmus pumila) and the Tree of Heaven (Ailanthus altissima) are considered invasive species in our region and have been identified in the community, and will be removed as necessary. We have recently completed the removal of some of these noted trees.
These trees spread aggressively through wind‑borne seeds and fast root growth. If left unmanaged, they can quickly take over yards, crowd out desirable vegetation, damage nearby landscaping, and spread into neighbouring properties. Over time, this can create ongoing maintenance issues and negatively affect the surrounding environment.
If you notice these trees have started on your property, we respectfully ask that you look into removing them or consulting with a qualified arborist to assess the best course of action as soon as possible. Early removal is the most effective way to prevent further spread and helps protect both your property and nearby yards.
Dead Tree Removal & Fire Safety
Fire safety remains a top priority, particularly given the number of mature natural trees within the community and ongoing drought conditions.
- Dead or failing trees—especially cedars—pose a significant fire risk
- Dumping pine needles or combustible debris in back areas is strictly prohibited and has unfortunately been identified
If dead trees are located:
- On roads or rights-of-way: This will be addressed collaboratively
- On private lots: Removal is the owner’s responsibility
If no action is taken, formal notices may be issued requiring immediate removal. Continued non-compliance may result in management arranging removal and billing costs back to the owner.

Asphalt Replacement – Bayview Court
Due to the cracks in the pavement, we will be replacing the asphalt on all four sides of Bayview Court mid to end May. While the work is being completed, traffic will be temporarily redirected to a single lane. Please anticipate minor delays, depending on the volume of traffic coming and going throughout the day.
We kindly ask all residents to ensure all vehicles are removed from the roadway and parked on your own lot.
A separate mail out will be sent to all residents affected when exact dates are determined to provide notice prior to work beginning.
2027 Annual Service Fee for Modernized Lots
The modernized sublease adjustment summary for 2027 annual fees is as follows:
- BC CPI (April 2026) = 2.50%
- Increase as per the modernized sublease agreement = 1.75%
- Total increase for 2027 = 4.25%

The deadline for payment for modernized lots was March 31, 2026 – if you haven’t submitted your payment, please do so as soon as possible. For those residents that do not own a modernized lot, the deadline for payment is July 1, 2026.
Parking Enforcement
Parking enforcement will continue throughout 2026 on both roadways and road rights-of-way.
At present, tickets are being issued as a deterrent under lease covenants and WFN law. Residents must park within their driveways or lot lines. Vehicles that repeatedly violate parking rules and do not respond to enforcement actions will be subject to towing on the third ticket occurrence.
Short-Term Rentals – Important Reminder
Lakeridge Park zoning does not permit short-term rentals involving self-contained or secondary suites. On WFN lands, short-term rentals are not generally permitted in any single family home neighbourhood.
Bed & Breakfasts are permitted by a WFN business license within the modernized sublease, provided they meet all requirements, including:
- The guest sharing the principal residence with the owner
- Room rental only (not self-contained units)
- A valid WFN Business Licence
- Compliance with inspection requirements
It has been identified through short-term rental platforms that several unauthorized short-term rentals are operating within the community. Addressing this will be a focus in 2026.

Parking Requirements
Under WFN Land Use Law – Schedule B:
- A B&B requires one off-street stall per guest room plus two stalls for the principal dwelling
- A long-term rental (30+ consecutive days) requires one additional off-street stall
- All required parking must be within the lot, not on the road or road right-of-way
Unauthorized short-term rentals have contributed to parking issues in the past. Where violations are confirmed, parking enforcement may escalate directly to towing rather than ticketing.
Our goal remains care, welfare, safety, and security for the community.
Community Safety & Security
We ask all residents to assist in maintaining a safe community. If you observe suspicious activity, transients, theft, vandalism, or property damage, please contact the RCMP and file a report. Each report helps local authorities better understand community issues and allocate policing resources appropriately.
Also, if you notice a fire or illegal burning without a permit, or not meeting specific local fire and smoke control requirements, please contact Fire Dispatch at RDCO immediately at 250-469-8577.
Anyone burning without a local burning permit or breaking the rules of their permit may be subject to fines up to $2,000 or be charged with the cost of putting out the fire by their fire service.
