There are several updates on recent and upcoming developments within Lakeridge Park. A new property manager has been hired in NDC that will support our community. Our goal is to begin resolving longstanding concerns while also responding proactively to new issues as they arise.
In recent weeks, we have received multiple complaints regarding the following:
- Dogs off-leash, including incidents of jumping on residents, aggression toward other pets, and near-miss traffic events
- Illegal dumping of yard and household waste, posing serious fire and environmental hazards
- Unsafe vehicle speeds through the neighbourhood
- Improper roadside parking that is not permitted in the lease and as per WFN law
- Overgrown or poorly maintained yards and the presence of dead trees posing fire risks
Please know that your concerns have been heard, and actions are already underway to address them.
Community Action Plan
Signage:
New signs are currently being fabricated and will be installed in the coming weeks. These will clearly state:
- Dogs must be on leashes at all times
- No illegal dumping
- No parking on roadways outside of designated lots
- No overnight parking on roads
Yard Maintenance & Tree Removal:
All residents are responsible for keeping their yards and lots clean, trimmed, and free from excessive debris.
Dead trees — especially those posing a fire hazard — must be removed. If you are looking to remove a live natural tree, please be aware that approval is required. Danger trees may be assessed to support a tree removal near your lot.
Illegal Dumping Enforcement:
Major cleanup efforts have already begun in key areas such as the bottom of Abel Street and the stub road on Bayview Court. To date, over three heaping 20’ trailer loads of debris have been removed — and more work is planned. The dumping creates a fire safety hazard for the area.
To combat further violations, anti-dumping fencing will be installed, and video surveillance will be implemented in targeted areas. Residents found dumping over fences or discarding yard waste improperly will receive fines and may be charged for cleanup if not addressed promptly.
Community Patrols:
We are coordinating with a mobile security provider to begin regular patrols. Their initial role will be to issue warning notices for lease and gather information. As patterns are identified, further enforcement measures — including vehicle towing — will be taken when necessary.
Traffic Safety:
Concerns have been raised about speeding near the Tomat and Sneena intersection. While this is a regulatory matter, we are initiating contact with the appropriate government authorities to begin the conversation.
Annual Service Fee Update
The estimated Annual Fee (ASF) for the modernized sublease adjustment for the upcoming year is 3.75%, consisting of:
- 2.00% for inflation (BC CPI monthly average, see the DataBC link)
- 1.75% as per the modernized sublease agreement
