This notice is intended to provide clarity on upcoming parking enforcement measures, vegetation control, safety updates, and overall community improvements. As always, these changes are being implemented with the best interests of all residents in mind, guided by our shared commitment to Care, Welfare, Safety, and Security.
Parking Enforcement – Clarity & Rollout
We are pleased to announce that Paladin Security has been contracted to assist with parking enforcement. They are currently undergoing training specific to WFN laws, bylaws, sublease covenants, and parking standards. Once training is complete, patrols will begin, and a database of non-compliant vehicles will be developed.
We recognize that some residents have unique parking circumstances. The property manager has already engaged directly with several of you and will continue to do so. Where space permits, residents are expected to park additional vehicles on their own lots. Certain situations may be reviewed on a case-by-case basis by management.
Per WFN Land Use Law 2007-01, the following rules will apply:
- No permanent parking on the road or shoulder
- No overnight parking on the road
- No uninsured or unplated vehicles on the road or shoulder — these will be prioritized for towing due to liability
- Vehicles may park in driveways, but please avoid blocking or encroaching on the road/shoulder
While common-sense discretion will be used in applying these rules, we ask all residents not to test boundaries, as enforcement will follow where necessary. Roads must remain clear for pedestrian safety, vehicle visibility, and emergency access.
If a residence is overburdened by vehicles due to unauthorized suites or unapproved short-term rentals, this will need to be addressed by the homeowner. Proper zoning, licensing, and designated off-street parking are required for these uses. Please also note: many garages are being used for storage instead of vehicle parking — this contributes significantly to the current strain on available space.
Residents are encouraged to reach out to the NDC property manager for appropriate solutions — provided they are aligned with community goals and do not conflict with safety protocols. Meetings can be scheduled either on-site or at the office during business hours. In an emergency, please call the appropriate authorities.
Tree & Vegetation Maintenance
We are actively working with Bartlett Tree Experts to manage overgrowth and improve safety and aesthetics throughout Lakeridge Park. Trimming and removal will begin within 1–2 weeks.
Key points:
- Trees and foliage must not obstruct visibility or extend into roadways or walkways.
- Dead trees, hedges, or large shrubs creating fire hazards must be removed immediately.
- Lots with overgrown, unmaintained vegetation will be noted — no further personal notices will be sent.
- Property owners, tenants, or both are responsible for maintaining their lots.
- On common property, dead trees will also be removed due to risk to visibility and fire safety.
If a resident intends to remove a live tree, please note:
- A permit is required to remove live natural trees by contacting WFN Bylaw
- A Dangerous Tree Assessment by a certified arborist is mandatory for any live tree removal requests
This is a fire-sensitive season and it is essential we all do our part to mitigate risks.
Michelle Crescent Stairway Closure
The stairs between Michelle Crescent and Tomat Avenue have been closed due to resident concerns and a recent safety inspection. The current structure was deemed a potential hazard. Please do not use the stairs — any use will be at your own risk.
New stairs will be installed this year. This project is now in the quoting phase for replacement with code-compliant aluminum or steel stairs that meet long-term safety standards.
A Message to the Community
We understand that many changes are currently underway. These actions are not arbitrary — they are the direct result of community feedback and a shared desire for improvement. While some residents may find these changes inconvenient, we ask for your understanding. Often, those most affected are those whose actions prompted these initiatives.
We are committed to fair and respectful communication. While many residents have voiced their concerns respectfully, abuse, threats, gas lighting, and misinformation will not be tolerated. All residents deserve a safe, clear, and constructive process.
